Build a contractor estimate with clear scope boundaries

A useful estimate does more than total a list of prices. It tells the customer what information the proposal uses, which work is included, where allowances apply, which upgrades remain optional, and how changes will be approved. This generator keeps the customer-facing scope, price, optional notes, and final PDF in one place.

The draft stays in the browser. No account or email is required, and internal cost, markup, profit, and margin never appear in the customer document.

The generated estimate is a commercial proposal, not a tax invoice or final construction contract. Confirm tax, permit, licensing, contract, and local requirements before sending it.

What the contractor estimate generator includes

Project basis

Record the project type, drawings or measurements used, known conditions, access, permits, and schedule notes.

Phased scope

Organize preconstruction, demolition, materials, labor, equipment, subcontractors, permits, and closeout.

Allowances and options

Keep included uncertainty in the base total and true customer upgrades outside it.

Private margin guard

Build customer prices from internal cost and markup without exposing them in the PDF.

How to use the contractor estimate generator

  1. Add the project details. Enter the business, customer, project address, estimate number, and validity dates.
  2. State the proposal basis. Identify the project type, site visit, drawings, measurements, known conditions, access, and permit responsibility.
  3. Build the scope. Organize materials, labor, equipment, subcontractors, permits, and closeout by phase.
  4. Separate uncertainty. Use allowances for included unknowns and optional lines for upgrades outside the base total.
  5. Price and export. Enter the customer price, preview the estimate, and download or print the PDF.

Contractor estimate FAQ

What should a contractor estimate include?

A contractor estimate should identify the business, customer, property, proposal basis, included work by phase, quantities, materials, labor, equipment, subcontractors, allowances, options, taxes, payment schedule, assumptions, exclusions, responsibilities, schedule, change-order process, and warranty terms that apply.

What is the difference between an allowance and an optional upgrade?

An allowance is an amount included in the estimated total for an item that is not fully selected or known. An optional upgrade is shown separately and remains outside the estimated total unless the customer accepts it.

Can I calculate customer prices from internal costs?

Yes. Cost-plus mode calculates each customer unit price from private unit cost and markup. Internal cost, profit, and margin do not appear in the customer preview or PDF.

Is this estimate a construction contract or tax invoice?

No. The generated document is an estimate and does not replace a final contract, tax invoice, drawings, specifications, site investigation, engineering, code review, insurance requirements, licensing requirements, or legal advice.
