How to estimate a pest control business valuation range
Keep the earnings basis, normalization adjustments, multiple evidence, and deal deductions explicit.

What are documented add-backs and replacement operator cost?
Add-backs are supportable expenses a buyer may agree are non-recurring or discretionary. In SDE mode, replacement operator cost estimates the market cost of owner work that must continue. In EBITDA mode, enter it only when required management compensation is not already reflected. Aggressive or duplicate adjustments may be rejected during due diligence.
Why does the calculator not choose an industry multiple?
Transaction multiples change with business size, geography, recurring revenue, retention, customer concentration, management depth, deal structure, and market conditions. The tool keeps the low and high multiple visible and user-controlled instead of presenting a perishable benchmark as a fact about one business.
Are estimated proceeds the same as cash received at closing?
No. The displayed proceeds subtract entered net debt and transaction costs from enterprise value, but remain pre-tax and do not model working-capital adjustments, earnouts, rollover equity, escrow, seller financing, or other deal terms.
